Beaconsfield
Project Description
This project features as an example of a modern yet sensitive barn conversion 21 minutes into the program on ‘Old House New Home’ series 6 episode 3
We were initially approached by Gresford Architects to undertake a sympathetic renovation of a Historic England listed building.
We were initially tasked with a total interior refurbishment including kitchens & bathrooms. During initial discussions with the client and architect we proposed tried and tested energy saving measures that could be implemented during the refurbishment process. These would enhance the year-round comfort of the building. Icynene spray foam insulation was injected into the roof area and into timber frame wall sections. The entire floor of the house was excavated and rebuilt with PIR which was then liquid screeded.
Bow Tie Construction assisted with the re-design of structural steel layouts in the kitchen area to achieve maximum head height and to allow tall windows and doors. We designed and installed the bespoke steel staircase using reclaimed scaffolding boards as steps. The staircase uses extremely slim laser cut profiles.
All new windows were fitted including including new rooflights and Critall products. The large 3m x 2.4m kitchen feature window slides into the existing wall and creates a seamless connection between the kitchen diner and patio terrace.
Bow Tie joiners built the bespoke panelling with an invisible door that was installed in the snug. We also repaired existing feature beams and added new beams.
We undertook a full re-wire and re-plumbing of entire house including adding a water booster, high performance cylinder and two boilers. We fitted an MVHR system for half the house where the main bedrooms and bathrooms are.
“Rafael was not only a competent builder but was fully involved in a complete refurbishment job from conception to realisation.”
“We’re expecting a dramatic reduction in costs. We now know how much energy we’ve used (in March) and we rarely have the heating on compared to this time last year in our old house.”
“My projects with Bow Tie are the only ones where I’ve left the contractor to follow my airtightness details and the projects have passed the 1st airtightness test.”
“Rafael demonstrated a great knowledge in respect of building work and was able to draw plans and give advice regarding interior design.”
“Rafael was involved from the beginning and contributed useful ideas and suggestions throughout the project.”
