Design Services

Bow Tie Construction now offer design services to create a full design and information package for your sustainable home.

Bow Tie are London’s multi award-winning Passive House and Sustainable Construction company. Their Max Fordham House project was recently featured on BBC news when it was recognised by the UKGBC as the UK’s first Net zero carbon building.

Bow Tie Construction can take your conceptual idea and turn this into a 3D model that would go through the planning process to then be developed into a full technical package enabling a turnkey solution for your Zero Carbon project.

Bow Tie can design your heating system to implement low carbon technologies such as solar power and air source heat pumps to help reduce your energy bills at a time of huge increases. Their designers work in 3D from the start which saves time and money later – by eliminating clashes before builders start on site.

These houses are designed to be draught-proof and stay at a comfortable temperature throughout the year. They have featured on Channel 4’s Grand Designs and Old House New Home.

All of Bow Tie’s project have included elements of contractor design. In 2017 we took on our first CAD technician who has grown with the company and is now our BIM manager. Our team is led by Rafael Delimata who is one of the UK’s pioneers of Passivhaus construction, having delivered more Passivhaus projects thank any other builder in London and the home counties.

Our six strong design team comprises:

Our Design team allows us to take projects from initial discussions with clients through to planning, technical design and then construction. We use the RIBA plan of works to move sequentially through the design process with each stage costed separately. On conclusion of RIBA stage 4 we can issue a design and build contract with a lump sum cost for the construction works.

We can undertake design for:

  • Whole house retrofits including Passivhaus EnerPHit for private clients
  • Multi-unit retrofit projects for main contractors and social and private landlords
  • Energiesprong retrofits
  • Net Zero carbon new-builds inspired by Passivhaus principles

If you have a project that already has planning and you wish to progress towards construction, we can work with you to take the drawings towards Building regulations sign-off and then through into construction stages.

If you have a site and have gone through planning with drawings for a house that complies with Part L and you have higher energy-efficiency ambitions, we can work with you to make those improvements. We can design and specify a net zero operational carbon heating and ventilation system that will save a huge amount of running costs over traditional fossil fuel based systems.

We believe good design of an eco-home is ‘fabric first’ – that means getting the structure, insulation and airtightness detailing right so that the installed systems can use as little power as possible to keep the home a comfortable temperature through all seasons.

By working with Bow Tie Construction’s design team you will benefit from a process where the end goal of constructing the design is always considered. We know the most cost-effective ways to achieve your goals and you will not receive nasty surprises at the end of the process.

All of our design is 3D coordinated. This means that the design can be viewed from many angles during the process and it removes the chance of mistakes and errors caused by the traditional 2D drawing process.

All of our site surveys are undertaken using point cloud laser scanners, again removing the chance of errors caused by manual site surveys. This point cloud data is converted into a 3D drawing that forms the existing plans, a ‘scan to BIM’ process.
